The Mixed-Use (MU) zones provide for mixed-use developments that permit a broad range of commercial, institutional, and multiple dwelling unit residential development at varying densities.

The purposes of the MU-2 zone are to:

  • Act as a buffer between adjoining non-residential and residential areas, and to ensure that new development is compatible in use, scale, and design with the transitional function of this zone;
  • Preserve and protect areas adjacent to non-residential uses or zones that contain a mix of row houses, apartments, offices, and institutions at a medium to high density, including buildings of historic and architectural merit; and
  • Permit new residential development at a higher density than new office or institutional developments.

The MU-2 zone is intended to permit medium-density areas predominantly developed with residential buildings but also permitting non-residential buildings.

2 A horizontal plane may be established at 25 ft. above the mean finished grade at the middle of the rear of the structure for the purpose of measuring rear setbacks. A rear setback is not required to be provided below a horizontal plane as described in Subtitle G § 305.2. Where a lot abuts an alley, the rear setback may be measured from the center line of the alley to the rear wall of the building or other structure. Where a lot does not abut an alley, the rear setback shall be measured from the rear lot line to the rear wall of the building or other structure.
Any portion of a building setback from the side lot line shall be considered a side yard and not a courtyard.
