The NC-1 Zone comprises the non-residentially zoned lots near the intersection of Macomb Street and Wisconsin Avenue NW which front either Macomb Street, Newark Street, or Wisconsin Avenue NW. The NC-1 zone is intended to permit mixed-use development at a low density.
The purposes of the Macomb-Wisconsin Neighborhood mixed-use zone (NC-1) are to:
- Provide for public review of large developments to ensure that they are compatible with and enhance the primary neighborhood retail function of the area;
- Ensure new construction is compatible with and enhances the primary neighborhood retail function of the area; and
- Limit the scale and massing of new buildings and a mix of uses that is in general compatible in scale with existing buildings.

1 On a lot that has 10,000 sq. ft. or more in land area, construction of a new building or enlargement of the gross floor area of an existing building by 50% or more shall be permitted, subject to review and approval as a special exception by the Board of Zoning Adjustment, pursuant to the standards and criteria in Subtitle X, Chapter 9.
