The purposes of the R-2 zone are to:
- Provide for areas with semi-detached dwellings; and
- Protect these areas from invasion by denser types of residential development.
The R-2 zone is intended to provide for areas predominantly developed with semi-detached houses on moderately sized lots that also contain some detached dwellings.

1 Institutional buildings or structures may be erected to a height not exceeding 90 ft., provided that the building or structure shall be removed from all lot lines of its lot a distance of not less than 1 ft. for each foot of height in excess of that authorized in the zone in which it is located.
2 A single household dwelling, flat, or multiple dwelling that does not share a common division wall with an existing building or a building being constructed together with the new building, shall have a side yard on each resulting free-standing side.
